BUCA HOUSES AWAITING RESTORATION

Buca district of Izmir stands out with its historical buildings. Some of these buildings are in good condition. Some of them are about to collapse or have been largely destroyed. It is very rare to see historical buildings in ruins in developed countries. Restoration work is generally carried out by local governments and historical buildings are meticulously preserved. In developing countries such as Türkiye, historical buildings are often abandoned to their fate.

Unfortunately, the restoration problem of developing countries is also observed in our country, and many historical houses in Buca are left to their own fate. Buca, which has the capacity to be the Bruges of the Aegean if it were restored, has lost many of its houses as a result of the indifference of the administrations and is on the verge of losing many of its houses. If the necessary precautions are not taken, Dumlupınar District, one of the rare breathable areas of Buca, is in danger of losing its unique feature.

Of course, successful restorations have also been carried out in Buca. Let's list a few of them below and hope they set an example for others:

As seen above, there are buildings in Buca that have undergone successful restoration. In some of them, there are contributions from Buca and Izmir municipalities. In some cases, the efforts of individuals were involved. We see once again that the restoration of houses can sometimes be burdensome, but it is not impossible. With the encouragement of the municipality, many historical Buca houses can still be saved.

Of course, while saving Buca houses, it is necessary not to destroy historical buildings under the name of restoration. Some buildings may lose all their original features through so-called restoration. There are some examples of this situation in Buca:

Each of Buca's Greek houses is more than 100 years old, and every year lost for the restoration of the houses increases the chance of their complete collapse. A collapse that may occur on the roofs of houses would, in a sense, sign the death warrant of these historical houses. The water entering with the rain begins to damage the side walls of the houses and the houses are slowly collapsing.

It is clear that no special work has been done to protect the historical buildings in Buca. Many historical buildings such as the Aliberti Mansion and the William Blackler Mansion were abandoned to their own fate in the 1980s and 1990s and were first ruined and then demolished over time. Nothing has been done to save these historical structures. Buildings such as Stephanie Farkoh Mansion and Renda Mansion, which were in solid condition until the early 2000s, started to fall into ruin in the early 2000s and completely collapsed in the past years. It is clearly understood that public institutions do not take any initiative unless an individual study is undertaken. This situation causes the buildings of Buca to collapse day by day. Unless action is taken as soon as possible, these structures will be followed by other structures. However, Buca is in a unique position with its historical buildings. There is no such historical legacy left in Alsancak, Karşıyaka, or any other Izmir district or district. Perhaps the only place that can compete with Buca is Bornova, but although there are many mansions in Bornova, there is no preserved historical neighborhood.

Besides all these, there is also the problem of protected areas. Historical buildings that are not included in the protected area are in great danger, which was mentioned in detail in a previous article. Even if Buca's protected area will not be expanded, the historical Buca buildings outside the protected area should be identified one by one, taken under protection and, if necessary, expropriated.

Below is a simple list of the main Buca buildings that were completely or largely destroyed in the past and when they were demolished. We hope this list doesn't get any longer:

The buildings in the list above have been demolished and no longer exist. However, there are other structures that are only a matter of time before they join these destroyed structures. We can list some of the prominent buildings that require urgent restoration and are likely to collapse if they are not restored as soon as possible:

Mıssır Köşkü

  1. Nicola Aliotti Evi
  2. Papaz Kulesi
  3. Petter Evi
  4. Yukarı Aya Yani Ortodoks Kilisesi giriş kapısı

Of course, the structures above are the more prominent structures. Apart from these buildings, it should not be forgotten that there are many historical Greek houses that require restoration.

In countries such as Turkey, which have not fully achieved social state status, the restoration of historical Buca houses may seem difficult to do today, as resources are not distributed properly and planning is not done. However, there are also good examples, such as the "House of Immigration and Exchange", and the rest can follow if the necessary arrangements are made. Undoubtedly, when legal situations such as inheritance issues arise, necessary changes should be made in the law to solve such problems, especially regarding houses with historical status. The state should expropriate such structures and provide the necessary infrastructure for restoration.

Considering that in Buca, where many new buildings are currently under construction as a result of the increasing population, many adjustments have been made even to places that are difficult to build when necessary, the failure to restore Buca houses seems to be based on arbitrariness rather than an obstacle. However, when it comes to rent, many arrangements can be made easily. In order to prevent the destruction of these unique houses, a profit should not be expected; local and central governments should take the necessary steps by mobilizing the necessary institutions.
